My business partner and I are new to wholesaling in MA and we're looking to know how to find homes that tax delinquent and/or defaulting on their home loans. What is the best criteria for finding houses in MA to wholesale? Anybody that has wholesaled homes in MA have any pointers or tips on finding leads and motivated sellers?

@Matheus Santos, taxes in MA are assessed and collected by town or city, not by county, as @Stephen Kiser suggested.  Unfortunately, as well meaning as they are, people outside of the New England states frequently give incorrect advice when it comes to Massachusetts.

For example, tax auctions in Worcester are conducted online, so you can go directly to the city website, and find the section on auctions.  Many towns never sell their liens.  In NH, a state statute prevents the towns from selling liens because only municipalities can hold liens.  The towns foreclose and then auction the properties themselves.
