Tax value is usually substantially lower then the market value for the home. Each city/town has its own tax rate. Taxes are state dependent as well some are much higher than others.

You can begin to cold call, mojo is a great source for this. I have used other programs such as RedX and Vulcan 7, but mojo is the best dialer if you plan on calling large lists.

Then it is a legal 2 family. The only way to have a 3 family in a 2 family zone is to have a non conforming property. 

This would mean you would have a legal 3 family and you can rent it as a 3 family. 

It sounds like you bought a 2 family and the past owner was possibly using it illegally as a 3 family?

Is the building zoned for 2 family use?

You would want to talk to a team and compare it from being a solo agent. I have always been a solo agent, but can see there is value in the team structure

You can also get a general idea for rental rates by looking at actives on craigslist and hot pads
