As stated above, Worcester is very street by street. Rents can fluctuate depending on location/ tenant class. A good portion of the buildings are under rented with long term tenants.

If they on a lease you will inherit the tenants (depending on what your offer says). 

What you can do after closing is meet with the tenants individually and introduce self/ have them sign new paperwork.

I use Mojo Sells as a dialer/crm. I am not sure if they have a trial, but you may find it helpful to look into

If you plan on calling for a while you can find programs out there that scrub the DNC list. Mojo Sells is what i use and it scrubs 

Home Possible is the first that comes to mind... curious if there are other options as well! 

Springfield/Holyoke. Are you FHA? Then the property has to be in pretty good shape as well
