You are asking all the right questions! I think the key here is meeting with a few Brokerages and figuring out which ones will help you. 

There are endless amount of trainings etc that can be offered. The monthly splits/ commissions etc can very heavily by each brokerage. 

Buying " leads" is a whole topic on itself. I have never purchased leads.. but thats not saying it does not work. 

I am on the phones heavily, and it is true- you can go months without a paycheck when you begin. It is smart to have 6-12 months saved before going full time. 

I think you are right about the failure rate as well... I have read about 85% of new agents are out of the field within 2 years of getting their license.

I know agents in CA who use them... very helpful if you are on the phones weekly

Check to see what the property is classified under the tax card. It will say duplex, three unit, four unit etc.

I would look at rentometer, craigslist, and hotpads to see the current actives for rentals. I know there are sites such as cozy, where I think you can pay to get a customized report of recent rentals, but I find looking at the actives helps give a better idea of going rate-

I would also go the " open house" route. 

I do respond to all inquiries with an email stating the minimum requirements

It is possible to scrub your list to ensure no DNC numbers.
