Agree, apartments.com is very user friendly and tenants have had no issues with payment

4 hours of lead gen is fantastic advice. 

I first started with cold calling, and found it takes time to build.

I know a good number of agents when I started decided to call as well, but did not stick with it and are now out of the business unfortunately 

It may help to look at your schedule and what systems you have in place as well as your skills.

Rentometer is a good ballpark and its helpful to use use a mix of current actives on facebook, craigslist & MLS.

This would be a better question for a lender. 

Kudos, It is smart to look at your next purchase before your first one. 

They will look at your DTI as well as your income to see how much you can qualify for on the second purchase.

Your initial purchase will depend on if the numbers make sense for you.

I am not sure what is in your lease / tenant at will agreements but hopefully its spelled out. 

They should know of the expectations an hopefully should not be a surprise when it snows overnight. 

Have a system in place would be very helpful! I do have a snow guy for massive storms but don't use for every storm

I like Index funds as holding until putting into real estate

I would agree with the above statements. It is very difficult to understand buying investment property if the agent does not buy rentals own their own.  

The goal of an investor could be a 1031 exchange , house hack, or add an additional property to their portfolio.

Its very common to find buildings with under market tenants who have been there for years. The goal of the investor would be to stabilize the building within 12 months of ownership & increase the rents to market value.
