It sounds like you a pretty close to become ready for a pre approval. 

It is likely a lender will want to see two years of tax returns, which will show a consistent income and also a work history. A lender will also ask for bank statements ( to verify income) and they will determine your debt to income ratio. ( With more income/ savings, the bank will take into consideration). 

In addition, they also may require a cash reserve ( possibly 3-6 months). This would be your Mortgage,Taxes, insurance, and mortgage interest or PITI.

I have found tenants in Dec/January- its not the best time... but its possible to find tenants for sure

Based on your description here- I would go with number one. I think the multi day training etc can be helpful down the road, but it sounds like it is more direct mentorship as opposed to a set time/day training class on a topic or so.

Interesting read.. I have never purchased zillow leads or buying leads of some sort.

I think it would be extremely difficult to be successful with working with zillow. 

I know a few agents who split with a lender and have decent results. 

Zillow does a great job prospecting for premier agents I must say. Their reps are relentless and follow up non stop

FHA can be used for 1-4 units, so its important you intend to occupy the property for at least a year after closing.

I would also look into house hacking , where you can get into the property for low money down, FHA is 3.5% down and you can begin your investing journey

EDDM is cheaper... but if you are looking at postcards its 35 cents per postcard, and stamps are 55 cents.

I would send at least 6-8 times before analyzing results. 100 is a pretty small list as well, is it a targeted list?
