Agreed with @John Thedford. Advertising via the marketplace will give you better exposure. I do believe you need a pro account in order to post there @Bryson Pennock.

As others have stated this is not a good start for the prospective tenants @Arnie Guida. From personal experience this will only linger into the following months with late rent.

My first deal was single-family in which I used my mentors capital to fund the deal @Jerad Gardner. It's also best to pick a single niche to start versus trying to venture into multiple. That is my personal opinion.
