Propertyware(I personally use) is really good if you plan to scale your operations. I have heard great things about Cozy as well. Those softwares will help with most of the things you mentioned above @BrannDon Albert

I typically do draws in thirds. Where did you find this contractor, @Sonya Hansell

Have you checked out local real estate meetups? Should be able to find plenty of wholesalers in attendance @Vicky X.

Congratulations on your first deal @Trey Brooks. Put your capital from the proceeds of your first deal towards a direct mail campaign. That is one route to take amongst others.

Welcome to the site @Chris Hodges. Market here is good for both buy&hold in addition to the fix&flip model.

If you are investing from out of state be sure to have a reputable operator or team with boots on the ground in this market.
