Welcome to the site @Dewayne Hill. Finding a investor friendly realtor is the way to go. They will have a better understanding of what you're looking to achieve. Do you plan to buy property in CA? It's a hot market from my understanding.

I use propertyware(software for property owners) which from my understanding pulls data from Transunion, Experian and Equifax. They also do background checks as well. I personally have not heard of a free service for pulling credit @Brant Holloway

I have had success recently creating a lead generation site @Paul Fagot. How many yellow letters are you sending out and are you hitting the same list more than once?

Welcome to the site @Tyler Belliston! Congrats on your decision to venture into the world of real estate. 

- I don't need a license to wholesale, right? In my market a license is not required, but this maybe different for yours. Hopefully some fellow wholesalers from Utah will chime in on this.

- How do I go about building a network of investors to 'wholesale' to? Here on bp is a start for finding buyers and also attending local real estate meetups. If you have a good deal someone will be more than happy to buy it.

Also, I have a great background in online marketing... could I utilize that somehow? Create a lead generation site. Bring the sellers to you.

Check your lease and your landlord/tenant laws @Ray Agosto. Some states put restrictions on the percentage you can increase rent from my understanding.
