I do the ads myself @Tyrone Watler. It's super easy to set up, however I do plan on hiring someone to manage it. There's a lot that goes into analyzing the data.

I just started my marketing through facebook and it's doing ok @Tyrone Watler. I am still tweaking it here and there to make it more effective. 

Are you marketing to the same list with the DM campaign?

I personally only submit offers that work for the numbers I run @Par Attaran. If a house is listed for 100k and my numbers calculate my offer price to be 60k then I will submit it. My partner and I submit between 30-40 offers a week on listed properties in our market. It's a numbers game. 

We tend to close on 2-3 properties with the above strategy. If you have a good reputation of closing on low ball offers than that is very beneficial. If you don't close then that can lead to sellers and realtors not taking you seriously.

Have you tried using Thumbtack.com to find a handyman, @Nick He? You can find some good ones on there that have reviews.

There's multiple avenues you can use to finance deals. You can leverage banks, lenders, friends & family etc. 

My first deal I used my mentors capital to fund the deal and instead of taking equity I chose to keep equity @Robin L..
