Are you looking to own the multi-family outright yourself, @Neil Browne? You may be able to structure the deal to where you do not have to come out of pocket to fund the deal.

Usually you find someone to complement your weaknesses in a partnerships. There are other strategies as well that can make a partnership beneficial.

Agreed with @Ross Greene. The market will tell you what your rental should be priced at @Joseph Fernandez. Pull comparables in the local area. If you price too high or too low the market will let you know. 

You're the one that sets the price.

This should be charged to the tenant @Carole G. in the event the guest is the culprit. Is this covered in your lease?

Those are great questions @Ryan Canfield. To add I always mention:

1) Applicants must produce 3x monthly rent in income

2) No prior evictions within the past 7 years

Do you fit those qualifications?

No I am not @Sonya Hansell. Have you used Thumbtack to find contractors? That platform has a reviews system that can help with due diligence.
