This is a highly debated subject @Jay Thacker and you can find multiple threads on it. You're on the right track thus far with thinking. When you go through a TK provider you're often times purchasing at a retail price versus buying on your own. The con to doing it on your own is more risk and it takes time to market to find deals, build a team etc.

I have not heard of that site @Katie Schappert. Besides contacting local wholesalers how are you marketing to find deals?

I recently purchased a couple of these units for rentals my partner & I own @Chris T.. I really like that you're not required to have internet service to get going. 

I have yet to install so no feedback at this time from that standpoint.

Agreed with @Eric Olsen on taking the driving for dollars route. This is a more focused approach. One thing to keep in mind is that you will have to market to the same list multiple times to see real results. 

Can you pay someone else to hand write the letters, @Virginia Jones? Writing these are VERY time consuming.

I've personally created a lead generation site along with a facebook page to market to home owners. Both are a great idea @Brian Johnson. I run facebook ads for the page and google ads for the lead generation site.

I've personally used whitepages.com. I pull expired listings and enter the property address into the websites search. Baby boomers typically have landlines to call @Marcus Martinez

Have you tried using Thumbtack to find a handyman, @Adam L.? The good ones are hard to come by and even more difficult to want to give up.
