In the event of an exit @Lennie Holland do you plan on buying another rental in your market? 

Also you mention if you sell in 2016 you wouldn't have to pay capital gains. Are you doing a possible 1031?

I use those sites you mentioned above to do my out-of state analysis. Though those platforms maybe a little off they give you a general sense of the market.

If I still feel uncomfortable I contact a local realtor to give me some insight

Like others have mentioned using postlets.com if beneficial. You can also copy and past the HTML code from postlets into Craigslist to make it look nice and professional

I have met with the owner of PARC @Lane Kawaoka Todd and he's a pretty down to earth guy. I am unaware of of his PM company operations, but aware that he has good business coming in and reputable. 

Have you flown to Indy to get a better feel for the companies?

@Vincent Crane I have been seeing an increase in property values in my market, however it still hasn't reached that peaked in the Indy market. Great post however. I do feel from what I have been reading on these threads some of the markets that have the higher appreciation are experiencing what you previously suggested.

High competition for lower inventory with tighter margins

I agree with the above statement and only compensate him for authorized work. I have had my tenants in past make small fixes to the property(depending on their skill level). Saves me having to pay a trip fee to a contractor. 

Worse case let this one go and communicate to tenant this is a one time thing(since it sounds like he did it in your best interest).

The strategy I used to acquire my first rental property was using someone else's money @Josselyne Lugo. I partnered with another investor on the deal(who brought the funds). 

The deal was beneficial for both parties instead of taking wholesale fee I took the long-term route. However I already had a well established relationship with the investor

@Cameron Skinner have you tried looking in your backyard? Seems that cap rate would be achievable in some parts in Florida if you sourced well enough. 

So far what markets have you taken a look at in the Midwest if any?

I would have to say I have not ran into this exact circumstance @Thomas Lillevold. Have you tried the cash for keys approach? Offer him cash payment to move out of the unit without vandalizing the place 

If that process doesn't work then simply file the eviction
