Glad to see you are active in educating yourself in this marketplace. My very first rental I acquired was an inherited tenant. I gave her my contact information in case she needed anything and at this time I also had a Property management company. 

I will have to say I got called for just about everything from this tenant. So my recommendation is introducing yourself as a third party for the owner. Everything else looks good above.

I would check your state laws on eviction. From my understanding sounds like you are evicting someone to occupy a unit, which seems against tenants rights in some form.

Welcome to the site. I would recommend attending local meetups and making connections within your industry.

Just keep at it and you will find some good deals. From my understanding however your market is tight in margins and lots of competition. May potentially have to look out of state

Agreed with the statement above. That question can go in many directions. It really comes down to what your goals are. Some markets maybe better inlined for what you are looking to achieve.

I'd look for cities with the following:

1) Landlord/business friendly

2) Job Growth

3) Population Growth

4) Steady appreciation in property values

5) Affordability(personal preference)

6) Macroeconomics

@Rick Alvi glad you are on here asking the right questions. It was a little hard to follow along in your above question.

From my understanding you are potentially moving overseas and would like to have a rental property producing income while you are overseas? Or some type of investment in this market

@Shane H. that is a great question. I am from the midwest and was unaware you could achieve those types of purchases price without being in high crime or high vacancy occurring.

I agree with @Ben Leybovich

But really depends on your market @Nicolas Escobar as the winter months come around in certain areas in my market seems to be a small slow down of fix&flips however investors are still buying properties for inventory year round.
