Great question @Cheryl P. I would consider both Fountain Square and Bates Hendricks B class. When it comes to defining class everyone has their own perspective views. Fountain Square is still a transitioning area even though homes are selling for 300+ with minimal days on the market. Bates Hendricks I would consider to be a couple years behind Fountain Square at this point, but there is some solid comps starting to come up and property values in location are going up. Those are some solids streets you have listed above also.

Meridian Kessler area varies street by street, north of 42nd street you start to get into some nice homes. Broad Ripple village I would consider to be well established plus you have the strip as a good anchor(A class you can say). 

Butler Tarkington is good because you have Butler University close by.

To answer your question in the subject line I am personally preparing myself if there is a potential downturn. However in the Indy market we do not seem to be effected as much property value wise

@Jack B. these are things I recommend looking for in a market for investing purposes

The following:

1) Landlord/business friendly

2) Job Growth

3) Population Growth

4) Steady appreciation in property values

5) Affordability(personal preference)

6) Macroeconomics

I invest in Indy due to the above criteria. However there are other markets that fit the above as well that offer great returns in cash flow.

@Edward Adekanbi 30-40k renting for $1200 is that the all-in price with purchase price and also renovations? Sounds like some CAP's

As mentioned @Peter Nierman by @Justin Ericsson flying out to those markets and finding some reputable turn-key providers can go along way. 

When looking for a market to invest in its best to look for:

1) Landlord/business friendly

2) Job Growth

3) Population Growth

4) Steady appreciation in property values

5) Affordability(personal preference)

6) Macroeconomics
