Good Turn Key rental provider

Does anyone recommend a good turnkey rental company.  I'm looking to buy some properties out of state to diversify and I keep herring retruns are better in the Midwest.  I'm not worried about a particular area, Just need a 12%+ cap rate.

I believe the sentence should say...a GOLD MINE for Cash Flowing Turnkey PROPERTIES!

But, as we all know, the real gold mine truly is for all you fat cat Turnkey Providers! LOL!
