Can any recommend a good property management company or have any feedback on these property management companies for B-A- properties?

1) PARC - part of large turn key model

2) BHB Management -Small company

3) Real Property Management Indianapolis Edge - Rated well on Yelp (If their customers like them they will have time for you the owner)

4) Axiom Property Management/Discover Properties

To offer some value to those helpful I typically have tried to get PM with smaller Boutique outfits. Large companies have great systems (dedicated lease up staff with collared shirts and slacks) and economies of scale but also they need to pay their upper management so I don't see all the savings coming back to you the owner. Also if a business is using Apfolio or some equivalent then they are using the best technology and the field is level - this is not the 1990s where you needed to pay a lot for a custom IT solution.

Why go with a small guy? I like to be able to get input from my PM on the status of my property and the story - a big company will be like IDK which of my 100s of properties are we talking about? The drawbacks of a small company is the lack of stability where a PM company can be a fly by night or doing shady things with contractors that would normally not happen in a big company with management oversight - with people just "working there". Therefore its a risk to find a good small company but you get better results.
