Great question @Gloria Mirza I am interested in this market and would like to hear others thoughts also. In Midwest achieving CAP rates 14%+, but of course appreciation is not nearly as lucrative as the CA market. So looking to potentially expand

@Jacob Casarez as stated above google is a efficient way and also attending local REIA's meetups. At those meetups you will be able to get good referrals

 Love the above introduction. Never heard the reference "build a war chest" think I may start using that!

Glad to see you have spent time absorbing knowledge on this platform. What markets are you looking into for buy & hold purposes either or fix & flip?

Money can be made in just about any market. It simply comes down to which market is more aligned with your investing strategy.

@David Yuhaz question is are you able to find more qualified applicants for the property? Its great the property has been well taken care of. If you do decide to move to another applicant it will be very little renovating for next tenant. 

I personally would keep the tenant since they have ALWAYS paid and simply increase the late fee.
