There are a few I like depending on your goals. I know a broker that likes investor only realtors, or my girlfriends aunt teaches a class for just the cost of the Michigan book and they are a really good and supportive brokerage to their realtors

Welcome, seems there are quite a few of us wholesaling the same areas! I also work Macomb and Oakland. Moving my areas north soon. I am not big on wayne county even though I know a few people that are doing well there.

 Michigan is Tax Deed only, so you can only get them at the auction. Florida is a tax lien and tax deed state. So even though I live in Michigan I like doing those deals in Florida because you get a shot at both.

also make sure they are not tax deeds, there are a lot of properties that have so much back taxes owed you won't get anything out of them. I know a few guys that are doing well, Me I stay out of it, but they are doing real well. I am in the same area as you, doing Oakland and Macomb

If you are working with an agent then speak to them about it, more than likely out of pocket, maybe they will cut a deal, someone said up your price with their commission, not sure why that was said. If the seller is not paying it, then they would just get that money. I would have it inspected and just open escrow with a title company if you really want it. Real estate is very simple and just clouded in my opinion. Seller wants to sell, you want to buy, seller is not using realtor and letting you know they are not paying your realtor ( I don't know if you have a realtor not). If you want a realtor or have one then yes see what they will negotiate as you have to pay them not seller (because seller all ready told you so). If it is just you, get it under contract with an inspection period, open escrow and have it inspected and if all is good to you and seller go through with closing.

I cannot get an actual link to verify the email, that is where mine dead ends. I see it in the app, but no link. The google images are downloaded to files but there is no link to click
