yeah I have been a subscriber for a few years now, the software is so simple but the presentations look like it took hours to do, very professional looking and customizable.

Charles, actually yes, he has done my taxes two years in a row, I don't plan on going anywhere, he has been really good

 I tried generation 1, don’t know what it looks like now. Basically just a crm like all the others, I would most compare it to freedomsoft

I believe castle does that area and most that use them like them, entercastle.com. Only 79 bucks a door

Yeah there are gurus out there, that don't know their *** from a hole in the wall. These systems however are a one time buy and I get to use it for life. I don't waste money on any list services, my buyers list has grown exponentially without any real networking, some time on a phone call, then for some of them yeah we meet up and discuss business in person. So just today I got a call from a guy letting me know he didn't want to sell the house I mailed about as he was going to live there, but had me come down to look at the house he was moving out from, then while on appointment I have another house to go look at. The owner is out of state so we are just trying to figure out how I can see the inside. So does it work, yeah it works, and like I said anywhere anytime I can pull a list, some of the list services out there charge for one list what the full membership cost me, so I don't give a rat's *** what Kent is making on this, as I am going to make my money back multiple times over. I got the whole smart suite, I can look for cash buyers vacant homes, and people that lended their money. You can mail right from it, or export a csv list to upload to your own mail house. Or hell go ahead print and stuff your own envelopes. It is systems to scale not guru type ********.

I am selling my assignable interest in the Property. Property needs some updating to make a great Rental. I am pretty sure there is not enough room for a flip on this one.

Second, I would like to address the main question in this thread which in summary is this: Is it ok to circumvent a wholesaler. The answer is very simple, If and only if a wholesaler has taken the necessary steps to locate, negotiate, and CONTRACT a property for purchase, then there is no circumvention possibilities. They either perform or they don't and you as the actual buyer can pay their price, negotiate a better one, or wait and see if they fail to perform and then go direct. That is NOT circumventing, that is simply the facts of business. Now, with that said, I have a few people who I have either given my word verbally or in writing (to me, they are the same) where they look for deals and if they feel they have found one, will bring me in to close it for them and pay them accordingly if it is purchased. In such circumstances, they are not under contract but I have an agreement to not circumvent them and I stick to it. In other situations, I have seen the same deal marketed by 2-4 different wholesalers all at different prices and I wait to see if it falls out f escrow, if it does, I make an offer direct. That is not circumventing, they failed and loosed the contract, it is open season after that.

 Aww you stepped in and stopped or child like Sunday afternoon arguing, no fair! Even if your whole statement is correct ;)
