Yeah if it is actual liens from contractors then there is going to be no negotiating that down. It just makes it numbers you have to put into your personal formula when it comes time to make the offer.

 you can also check the oakland county website. Taxes can't be negotiated but try to find out what th 22,000 is, a lot of times you can negotiate those when you show how you want to turn the house around and make it better for the neighborhood

 I did the trial, and it seems to be following the same kind of structure as freedom soft, it is totally web based. It is not a bad software, but between freedomsoft and this freedomsoft is stilll the winner, They both will set up a squeeze page for you, and leads generated will automatically populate the software. Also they set up campaigns that scrap craigslist like if you set up ifttt.com However for the price I stick with podio and my own squeeze pages as I don't generate many leads from squeeze pages and have to manually input info as it is, and for me Podio is free. So I don't give this product a thumbs down, but I have decided against using it

this seems to be the one most go with. If you are new you could also look at something like freedomsoft. They will host websites and have built in CRM's I use podio with the M-5 marketing system myself

The title company won't do it without the insurance that is where they make their money. In case they screw up the have to reimburse what you spent. You can do it yourself but I wouldn't.

Yes title company is of utmost importance for your protection. Let them make sure title is clean

If you can get them section 8 then they will be less of a problem, but I am not familiar with the steps to get approved for that. Myself I am staying out of Detroit that is not for me

I am only doing Macomb and Oakland, also I am looking at a flint house tomorrow for a wholesale opportunity, don't usually go that far but I am going to look at it, if anyone is interested
