"control the property" is NOT the name of the game. FRAUDS walking in making promises they cannot or have no intention of closing on is illegal in many states. You are simply brokering real estate without a license. You even compare yourself to LICENSED agents. There is no comparison. They are required to get an education, pass a test, operate honestly, etc. IMO people like you ARE the problem. I turn in frauds almost every week for unlicensed brokering. PLEASE do not come to FL. The wholesaler told you what he had it under contract for, so he wasn't trying to hide it from you, so I respect the fact that you didn't just go around him. And I respect the fact that you told him what you would pay. The bottom line here is a deal is different for everyone. As a wholesaler I have gotten contracts that I believed were too high, but hey that is the name of the game, control the property. Realtors do it, and this sounds like a property that they would not have touched. Also I have seen some wholesalers that start high so they have room to negotiate down as some of you flippers like to do to the wholesaler. As a wholesaler I have finally got myself to where I can be picky about who I sell to and don't deal with bad buyers, but also respect the opinions of the good buyers. So either this person learns from what you said, or will fail by not learning what buyers are actually looking for and just trying to play the rip off artist, I hope they just learn, we don't need any other scammers in this industry

I would call the city, you will have to pay for it but they will get it out of there, especially if there are no plates on the car

Blah blah blah is all I hear. They are a long ways away and want to be rid of it. At this point I am guessing you know what you want to pay for it. So get an idea of repairs and costs you are saving him (Like he tried pointing out to you) as far as no agent fees. So take the price you want to pay and subtract all that out (Agent, repairs) and throw him the offer. See what he does. Worse case he says no, but you all ready know you don't like his price, so maybe he counters. The big deal here is just put out the offer you are willing to pay and see where it goes

I think you nailed it in your own question, burned out filled with trash, maybe the numbers make sense, but how long will the rehab take, how long to get it up and running. Also it is Detroit I realize some people are making a killing, but more than likely you will have to hire security also to keep your rehab going forward, so your work is not destroyed and stolen. That is just me and all opinion
