Where in Columbus are you looking? I have a duplex in Whitehall, and rent for $675, includes water and trash. It's a 2BR 1 BA, 800sq.ft per unit.

It's slow money, especially if you're against leverage. 

Properties are at peak prices right now, so it's kind of a bad time to get a decent place. 

I'd suggest looking into a poorly managed place, owned by a mom and pop, that are out of towners. 

My vote is no, unless you want to see what a train wreck looks like.

I email a list of pre-qualifiers, most don't even end up responding, because they don't meet them.

In Ohio, you have to honor the lease the tenant signed, regardless of ownership changes, as the lease is with the property. Paying to run credit checks on existing tenants is a waste of time and money.

Based on my experience, believe no one. Not your agent, inspector, seller, or the tenants. I'd look at the job market for the area, are they decent jobs, or are they all consumer/low income businesses, such as check cashing, quickie marts, etc. If it's a C property, you'll have a heck of a time finding tenants that don't smoke, and have a credit score of 550+. 

My hunch is that if you proceed, you'll end up cleaning house, tenant wise, if it's a C property.
