Don't have your parents deed the property over to you, as you will be owing Uncle Sam some sugar. 

Instead, wait until they pass, and the property is inherited through the Trust.

Or, are you looking to purchase the property from the Trust?

Just file the eviction. It'll feel better to know that you can potentially save another landlord the headache from dealing with a tenant like her. 

If I remember correctly, it's already going to cost you more, because Columbus charges a fee to shut the water off, and to turn it back on. 

Two kids, no water, means they're going to defecate in your toilets and bathtub.

My first thought is, if she agrees to leave the place, and doesn't destroy it, take that option.

Cozy isn't bad, I find it very simple to use. The payments are delayed, but I believe they do this to make money from interest. 

Internet isn't an issue, as 95% of the adult population have a smartphone with data  

No need to contact an attorney.

Contact the city/county health department. They will send someone over immediately, and will issue a code violation letter to the owner of the property.

I've inherited this type of tenant before.

She's going to stiff you, and the city on the water bill. She said she's leaving on the 14th, but she isn't. She's going to linger, utilize resources, and live free until you file the eviction. 

With you being out of state, just have Dimitri Hatzofinos do the eviction for you. He charged me a flat rate, $243. He will take care of it all for you.

Edit: Almost always, the cases are dismissed without prejudice, as the tenant leaves after you officially file. My belief is that they do this so they can give you the finger one more time, and cost you money.

I had this happen at our property in Ohio. Call the city code enforcement officer, or the local police. They will come and red tag it, and they have 48 hours to remove the abandoned vehicle. If it isn't removed, the police will come tow it.

I prefer vacant. Like mentioned previously, you're potentially inheriting tenants with bad habits.
