Cosigner Question, Advice Needed

I have a potential tenant that will require a cosigner. She has a friend who has agreed to this. I realize that I must screen the cosigner fully and include them on the lease. 

Are there any other caveats that I need to look out for? The tenant probably would not pass screening strictly on income, and this causes me concern.

Don't waste your time on a tenant that does not qualify. Trying to make unqualified applicants fit Is a recipe for disaster.

Deny the applicant and keep looking for someone that qualifies. Your business will benefit. 

Don't waste your time trying to help people, you are not a welfare social worker.
