I’m not the smartest man, but how does anything you’ve posted reflect the computation of a 19 cap?

Also, look at the number of National Emergencies that are still active from over 20 years ago. Guess which emergency isn’t going to end, covid19.

I don't think the yield curve is an indication of the health of the US market. It's about as reliable as Punxsutawney Phil now due to how intertwined our economies are globally. There's just a lot of foreign money coming in because of negative interest rates in other countries.

The reason some contractors need money up front is because they're poor at cashflow management. Chances are, their craftsmanship is poor as well, because they know you aren't going to be satisfied with the work performed.

If you invest in Columbus, I would suggest building in the cost of sewer and water into the rent. Columbus provides a table on their website on what you should expect to pay each quarter based on the suburb, and amount of people.

The reason I suggest doing this, is so you're in control of the property. If the tenant has the water bill in their name, and doesn't pay, the city puts a lien on your property, and it's now your problem.
