There are plenty online, such as thru USLegalforms. My local BAR association puts one out for use. My attorney friend got it for me for free.

Pay for the investment property in cash if you don’t want your D/I ratio affected. There’s no way around it, besides pay some fool $10k to help you establish “business credit.” By the way, please don’t do that. As far as partnering with your father, it depends on how you want the property titled.

You guys over think everything. Post a 24 hour work order notice, the furnace filter needs changed.

There's a hierarchy of payments when it comes to low income people, and paying their mobile phone bill is always #1. 

Rent is about 4th or 5th.

I use the Promar 200 line from SW. 

I'll say it. 

If you roll over, this tenant is going to stick it to you every month.  There's always going to be some sort of drama about why rent is late, or unpaid. It's not even like they've been paying on time for three months, and let you know they're going to be late this one time. 

This person literally just came in to your place knowing they don't have the money to pay.

It’s a lot of money to only cashflow $4,800 per year, especially for a low income area.

I do have a question regarding the segment you're invested in. Most university housing is priced astronomically high around Ohio State. Given that your supply of tenants is much like Niagara Falls, are you willing to pay more for properties because of this?
