If it was easy everyone would be doing it. Wait, everyone is doing it!!!!! But only a few are doing it correctly. One of the difficult parts of wholesaling is to find a deal that is truly a deal. If you read the posts here that say 1st deal - what to do? 99% are not even close to a deal and people are trying to manufacture a deal. The only way is to get out there and market to people that fit the characteristics of motivated sellers and go through all the B.S. calls till you find the one that is really motivated - it is a great thing to hear that seller say" I just want out and I need it quickly".  Marketing, patience, and analyzing deals correctly is the name of the game. If you don't want to spend a ton of money - get on your city/town assessors site or go down to the town/city hall and courts and make your own list's - it takes time and you need to be free during the weekday's but there is always a way. This is definitely a hurry up and wait type of business.

Do you have a buyer in mind, if so, contact original wholesaler and see if he\she is interested in a join venture for this deal. That is the way to approach this. If they say yes you have built a relationship, if they say no you did not waste your time.

Here's one example of my Guerrilla Marketing - Dunkin Doughnuts  drive through intercom - tons of traffic and they look directly at my card.

I used to own a residential / commercial moving company. I would tell people I was a mover. I had known people in the business that called themselves  "Relocation Specialist", fancy name for mover. I am wholesaling at the moment. I have done quite a few rehabs, short sales, joint ventures, create my own mailing list, put together contracts and have had apprentices working for me. I refer to myself as a Real Estate Investor, currently specializing in Wholesaling. Wholesaling is real business and is everywhere - retail business's buy from wholesalers. Let's just call a spade a spade and be embrace it. You Are A Wholesaler - own it - do it right - laugh all the way to the bank at those who don't take you seriously.
