Property on .91 acres in East Haven. Single family could either be rehabbed or sub divide lot for 2 houses. If rehabbed as one lot single family-A.R.V. $380k-$400k. 2 lots with single family on each A.R.V. $350k each. It's close to water, no flood zone. To rehab existing house is 100k or more depending on what you want to do. Purchase price $160k . Property is a corner lot with 2 existing driveways- This one won't last - had a buyer that could not secure financing and now it is open game!

Morning BP, 

Just wanted to take a moment to publicly thank Ed for helping me out with a title issue that I had that cost me at a 3-4 buyers on a property in which was assigning the contract.  Before Ed and I had spoken, at least 4 attorneys and at least 2 title insurance companies had looked at the issue and deemed it an interesting and unique situation that had no easy/fast/cost effective solution. Spoke to Ed by chance - he had sent me a colleague invite here on BP and I saw he was a commercial/residential real estate attorney so figured it couldn't hurt to ask him if he saw the issue before. 

Ed had said he has seen similar situations, just not the same as mine. Asked me to give him a call - While on the phone he started looking up Affidavits and case laws - meanwhile this is a Sunday night around 9 p.m. Within a day and a half he had fixed the situation and had one of the original title insurance companies to change the stance on the issue and issue a title insurance policy. 

Ed did all this when I was not even his client, he just met me - not even in person!!! Imagine what he does for his clients.

Waterbury is what it is. I know that is cryptic but it is and you need to know that going in. Prices are low and they might increase with the economy/housing market like other towns and cities but don't share the same appreciation as a New Haven, Bridgeport or Hartford. When the economy and housing market has a down turn expect Waterbury to get hit hard and properties lose almost all value. That being said people have and do make very good money flipping and holding real estate in Waterbury. The people I see being most successful in Waterbury are from Waterbury and have advanced knowledge of the area - and they even get caught with their pants down on occasion and fully know that risk going in. My 2 cents on Waterbury for what it's worth....
