@Rodney Byers This situation looks bad at first, but also gives you the obvious upper hand. You should be able to negotiate better purchase prices due to the evictions you will have to conduct. Then you can market these properties with the cost of eviction already deducted from the property. I have used this strategy and it works fine.

@Bruce Olson My advice as far as a buyers list goes is not to call up investors with a long list of questions about what we like to buy. It is very annoying to get phone calls asking what I would buy or wouldn't, what area's I like and don't, what is the most I would spend on a house, do I like commercial, residential, multi or land, would I buy out of state and so on you get the point. I found that most of the people that call me never call back with a deal and it is just a time waster. I on the other hand and happy to listen to someone call me with a deal - even if it is not a deal to me, at least it is something concrete and I will then let the person know what area's and types of investments I am interested in. Heed this advice and you will make better first impressions.

Hey Roy, for phone numbers I like Zabasearch.com (not affiliated w/ them). Been using it for years and I have found phone numbers here I couldn't find elsewhere. I also have been know to call other people listed in the area with the same last name to see if they are any relation and have been lucky once or twice.

@Danny Winters The best advice I can give is to read every book you can about wholesaling as well as rehabbing (considering you should now your buyer needs well). I bought and read every book I could get my hands on at Barnes and Noble when I started. This site is an awesome tool and a wealth of information. Also go to open houses in your farm areas, in the beginning this will give you a hands on view of what houses on the market look like and what they are selling for. You can also speak to realtors to find their opinion of how the market looks from their eyes - also networking, let them know what you're doing and what you're looking for. You can also look at the completed real estate transactions in the weekly paper to see what houses are selling for and who's buying them. Find contractors in your area that have worked for investors in the past (from a REIA meeting) and ask them to come and give you a free estimate on the first houses you go look at - until you feel comfortable with repair estimates on your own. You can also market that contractor with your wholesale deal. Meet some hard money guys and then you can market them with your wholesale deals - make it as easy as possible for your future cash buyer's needs. This is not easy, it takes time to build the correct way, but very achievable, good luck.
