Can't speak to Atlanta but Charlotte is booming right now. Inventory is very low so you have to be very creative on finding deals although if you are looking for buy and holds that is easier to find.

I live off of I485 exit 36 in Harrisburg. This area is exploding with new construction.  Now that the loop is complete on the north side of town I think any areas close to 485 are going to do well. Keep an eye on Mint Hill. Also the light rail will go all the way up to UNCC by 2017 so we are seeing an explosion of growth in that area too.

I see a lot of posts on Bigger Pockets talking about different hot markets and Charlotte is frequently mentioned.  Here is an interesting article with a really cool graphic illustrating Charlotte's projected growth through 2025.

As a resident of that part of Charlotte, I can confirm it is really exploding right now. Especially Harrisburg followed by Concord. I think there are still some good deals to be had in the Concord area.  Closer to the center of the city is going through major revitalization but I think you would need boots on the ground to find a good deal there and would most likely need to do MAJOR rehab.

I'm a realtor on a Keller Williams team in the university area. Over the last few years we've seen investors buying up tons of turnkey properties. However, in the past year or so, it's gotten much harder for investors because inventory is so low. Lowball offers won't even be considered on a decent property.  If your willing to do some rehab you'll have more options. I'd be happy to set you up on some searches if you can be pretty specific, zip codes, neighborhoods, sfr vs multi family, sq footage, age, etc, etc. You'll need to do some research on your own to narrow things down.
