You also want to check out the HOA (if there is one) and find out if there are any building restrictions. Chances are you will have to submit your plans to a review committee. Many neighborhoods have restrictions in terms of the size and style of home that can be built in that community. Some even have mandated builders.

Welcome @Julie McCoy. I work for a real estate team in Charlotte. Charlotte is a great market for sellers difficult for buyers right now. We only have about a three month inventory of homes available. Standard is over 6 months. The below $250 k price range is most competitive with houses in decent condition in a good location selling immediately often with multiple offers. Appraisals are still lagging beyond demand though. If you are willing to take on a project ypu might have a better shot please message me if I can be of any help. Id be happy to set you up on some mls searches if you can  narrow down your criteria 

My husband is a GC in Charlotte and works primarily for investors. His jobs are usually set up as draws with money paid as percentages of work is completed. He buys materials out of the draws. I think it would be pretty hard to find a GC who is financially equipped to front an entire job before payment although I know my husband does do that on smaller projects occasionally.
