Hi @Ryan Edwards,

My wife and I got our licenses earlier this year. We signed with Keller Williams because of the training opportunities within the company (They were rated the best training organization in 2015 by Training Magazine - www.trainingmag.com/trgmag-article/keller-williams-home-no-1.) Other positives are

  • the corporate name recognition.
  • built-in network of agents (our location in Allen, TX has around 170 agents - instant network!).
  • electronic media (your own website and email address).
  • commission split structure.
  • Availability of 'up time' where you are the agent on call to help the next customer that walks through the door or calls in to the office.

Other brokerages offer different structures. The best thing to do is visit with different brokers to see what they offer and find one that fits your goals.

I notice in your profile that your investment goals include apartments and commercial real estate. You may want to look for brokerages that have this as part of their business.

The site has a lot to offer to help you on your journey. I suggest starting with the 'Learn' tab above and listening to podcasts. Also set up keyword searches for topics of interest.

There are a lot of REIA groups in North Texas. You might want to do a web search for these. I attend the North Texas Association of Real Estate Investors meetings (typically held in Richardson or North Dallas). You can meet local investors and vendors at these and learn a lot about the local markets.

Welcome @James Foringerto the Bigger Pockets community.

The Collin County market in your price range is really tight. The deals are few and far between. If one exists at $100k or less it is under contract within a day or two. In most cases these need extensive repair.

I agree with @James Palin that you might have better luck in and around Fort Worth. Have you checked out the market in Denton, which is closer to Argyle? You might want to look into REIAs and real estate meetup groups in these two cities. Through these you should be able to get a better feel for the local markets.

For Texas related real estate information check out the Real Estate Center at Texas A&M website (www.recenter.tamu.edu/). This site contain information on the Texas economy including an outlook for where the economy is headed. You can find a lot of information on specific Texas markets on this site.

You might want to set up keyword searches for Arlington, TX and Mansfield, TX.

There is also an Arlington REIA that is very active. You should be able to meet local investors and vendors there that can help or guide you.

Have you checked the forum area? There you will find the Multi-Family and Apartment Investing Forums and Forums on Local Real Estate. There are also REIAs in the area that you can find either with Google or Meet Up searches.

I'm one of the members from the DFW area. My focus is Collin County and Northern Dallas County (Richardson, Garland, etc.).

Two things:

1 - Have you looked at the articles and resources under the "Learn" tab above? There are lots of good ideas there.

2 - Have you explored the local REIAs? I particularly like the North Texas Association of Real Estate Investors (www.ntarei.com). There are many others that can be found through a web search or on Meetup.com.These are a good place to meet other local investors and vendors.

I also suggest talking to other real estate investors, agents, and wholesalers in the area where you want to invest. Look for local REIAs on Meetup.com or through an online search. You can also search this site for local BP groups.
