I assume you have found the large national level wholesalers - correct?

There are lots of small local wholesalers in DFW. You can find them at many of the local real estate investing clubs. I regularly attend the North Texas Association of Real Estate Investors meetings (www.ntarei.com) whose monthly meeting is this evening. There are usually a bunch of wholesalers there and it is a good place to network with other investors. Have you done a search on google or meetup?

Collin College offers Principles I and II online, but the other required classes are taught in the classroom. I took my classes at Collin College and Kaplan.

You can learn more about the requirements for licensure in Texas at the Texas Real Estate Commission website (www.trec.state.tx.us ). The Commission's website has a page of course providers at the following link:

www.trec.state.tx.us/education/providers_core.asp

I know of other agents who have used Champions and Kaplan and have done well. Both are local and also have online classes.

There's a wealth of knowledge on this site. Under the "Education" tab check out the guides. Once you get through these basics check out the books by Brandon Turner under Education/Books & Resources. Once you get through with these if you are still in the mood for reading pick up the following books:

  • "The Millionaire Real Estate Investor" by Gary Keller and Dave Jenks
  • "HOLD: How to Find, Buy, and Rent Houses for Wealth."

Supplement this with a good dose of networking - here on the BP site and locally through real estate investment groups (REIAs).

You might want to start by looking at the guides under the "Education" tab above. In particular look at the Ultimate Beginner's Guide. J. Scott's book "The Book on Flipping" is a good place to start on  the details of flipping. Also take a look at the podcasts for topics of interest to you.

You can meet local real estate investors and vendors at some of the local BP meetup  groups (found in the forums under the "Community" tab). You can meet other local investors at the several groups in the Metroplex. I particularly like the North Texas Association of Real Estate Investors (www.ntarei.com). They have a monthly meeting (the next one is this Thursday) and the training classes that happen throughout the month.

You might also want to look at the forums under the "Community" tab above. You can find a wealth of knowledge there and also find local BP meetup group. If you are interested in meeting other local investors and vendors a good place to start is the North Texas Association of Real Estate Investors (www.ntarei.com).

My focus is Collin County and northern Dallas County. Please reach out if you have any questions about the market in that area of the Metroplex.

  • Under the "Education" tab above check out the podcasts and guides. You might want to start with the "Ultimate Beginner's Guide."
  • Under the "Community" tab check out the forums.
  • Set up keyword alerts for topics of interest to you.
  • Find a local BP meetup or other REI group to learn more about the local market and to network with other investors and vendors.

@Ashley Wolfe it is not unethical to be represented by your own agent. It is Texas law that any time a real estate license holder has a substantive discussion about a property they must inform you if they represent the seller. They should ask you to sign a form titled "Information About Brokerage Services" which describe the responsibility of the brokerage and their sponsored sales agent. You can find a copy of this form at www.trec.state.tx.us/formslawscontracts/forms/forms-contracts.asp.

In your case, the listing agent is representing the seller and has a fiduciary responsibility to the seller. Are you currently working with a broker? That is, have you signed a buyer's representation agreement? If you have, please have them help you with this interaction.

Lots of good comments from @Chris Soignier. I particularly like the idea of multiple streams of income afforded to a real estate agent who is an investor.

Why did you choose your current brokerage? Before joining did you discuss your intention to do real estate investing? Maybe you need to find a brokerage that fits your needs. Have you considered working with one of the major wholesalers in the area?

Have you found any of Mark Ferguson's posts? He also has a blog at www.Investfourmore.com that has a focus on being a successful real estate agent/investor.
