I have attended the REI Expo in January. It had many talks on a variety of real estate investment topics. It was a good place to network.

I have found other groups through meetup, but have yet to visit them.

Hi Alex. Welcome to BP.

There are many REI meetings in the DFW metroplex. Since I live in Murphy (northeast of Dallas) the closest REI group to me is the North Texas Association if Real Estate Investors (http://ntarei.com/). They have monthly networking meetings and offer special training classes throughout the month.

If you move to Arlington where your investment is there is a large investor group Arlington Real Estate Association of Investors (AREA). Their website is

http://www.meetup.com/realestate-445/. I have not been to their meetings, but they appear to be a very large and active group.

Examples of the contract forms, etc. used by licensed real estate agents in Texas can be found at http://trec.state.tx.us/formslawscontracts/forms/forms-contracts.asp . Please read the notice at the top of the webpage. These documents are available as public information, but are not intended for use by the general public. Most likely, you will be interested in reading Form 20-12 "One to Four Family Residential Contract (Resale)."

It is best to find a lawyer specializing in real estate to help guide you through the contract process - especially if you have special needs and requirements. They will be able to give you guidance on wholesaling, assignments, and title.

A couple of thoughts on locating investment properties:

  • Join a local REIA. There are a couple around Plano. If you need some ideas send me a note and I can tell you about the ones I have found and am involved in.
  • Go to the website dfwrealestate.com and do a search on single family homes and any other criteria you have. You will be able to see where homes throughout the Metroplex meeting your criteria are being sold and drill down to specific areas of interest.
  • Work with investor friendly Realtors around the Metroplex. Some of these will have hip pocket deals that never make it to the MLS so it is worth calling around (especially in the market North Texas is currently experiencing).

Before investing in CAD software first determine if the property requires rehabbing or remodeling. This can be done by looking at a website like realtor.com to see what comparable properties in the area look like, or get an investor friendly realtor to give you an idea of if recently sold houses near your property of interest have been totally remodeled or rehabbed with simple fixes (paint, flooring, etc.) . You can also use Houzz.com to find local architects (and see some of their work). Some of these can give you reasonably priced designs saving you time and headaches.

I recently joined BP after completing my Texas real estate license. We have done several rehabs and have owned one rental. Last year we took a break from real estate investment to learn more about the real estate field. We are now ready to get back to pursuing our investment goals.
