There is lots of good material on the site. I like the webinars and podcast. Also take advantage of the keyword search. This is a great way to get an idea of some of the topics people are discussing. The books by @Brandon Turner and @J Scott are very beneficial.

Are there any REIA groups or Meetup.com real estate groups in Sherman? I live in Murphy (just east of Plano). I occasionally run into a person doing flips in Sherman at the monthly general meeting of the North Texas Association of Real Estate Investors (www.ntarei.com). If you can't find anything locally you might want to check them out.

I think you will find it difficult to find a real estate agent to submit a lot of low offers for rent ready properties here in DFW. According to the Real Estate Center at Texas A&M University the current market (as of the end of July) in Garland has 1.6 months of inventory. Normal inventory is around a 6 month supply. Therefore, Garland is in a strong seller's market. The rest of the Metroplex has very similar supply numbers. You might want to post a question about your approach on the Real Estate Agent forum here on Bigger Pockets to see what type of response and ideas you get from the real estate professionals.

Instead of using the MLS have you thought about doing direct marketing to owners of distressed properties (probate, divorce, etc.)? These people are typically more motivated to sell.

FYI, once you have your license here in Texas you must disclose that you are a licensed  real estate agent when you submit an offer. Not only will your reputation be on the line, but there is an expectation that you treat consumers honestly and fairly. You should learn about this in your contract law pre-licensure class.

I live in Murphy and at one time owned a rental property in Wylie.

There is a lot of information on this site to help you learn more about real estate investing. I particularly like the podcasts and the many articles. @Brandon Turner does weekly webinars and his book "The Book on Investing in Real Estate with No (and Low) Money Down" is available for purchase under the Learn tab.

There are local REIAs and BP Meetup groups. At these groups you can meet other investors and vendors that can help you along on your journey.

Good luck and don't be afraid to reach out to the local BP community for insights into the local investment environment.

There are several BP MeetUp groups in the area. One group that has started meeting monthly in Richardson can be found if you search the site for "Richardson / North Dallas Meetup." 

Another local REIA is the North Texas Association of Real Estate Investors (www.ntarei.com). They have monthly general meetings where you can meet a lot of investors and vendors. The group also does other training sessions throughout the month.

As you take your pre-licensure classes don't just study to pass the exams and licensing test. Instead study so that you become as competent as possible.

While taking the classes interview a bunch of brokers. Find one that will help you through your first six months to a year. Look for one that has training, coaching, and quality control within their organization. When you are out in the field with customers and clients answer questions truthfully. If you don't know an answer say so, but then go back to your brokerage for guidance. Then let your client know the correct answer.

You might want to get ahold of a copy of "21 Things I wish My Broker Had Told Me" by Frank Cook. There are lots of good insights that will help you in your first year.
