This is a great place to learn and network.

Regarding learning:

  • Check out the "Education" tab above. There are lots of free podcasts and guides that can help you get started. In particular, check out the "Ultimate Beginner's Guide."
  • Set up keyword alerts on topics that interest you.

Regarding networking:

  • Under the "Community" tab above take a look at all of the different forums. Get involved with a discussion or start one.
  • Locally there are several BP meetup groups. You can find these under the "Local Real Estate Networking & Recommendations" or by going to the meetup website.
  • You might be interested in local investor groups. The one I attend regularly is the North Texas Association of Real Estate Investors (www.ntarei.com). There are a bunch of other REI clubs in Dallas. You can find these on your favorite search engine. These groups are a good place to learn about the local market and meet fellow investors and vendors.

My wife and I live in Murphy and recently became Realtors with Keller Williams in Allen. Our focus is Collin County and northern Dallas County. Please reach out if you want to discuss the local market. FYI, we (and other Realtors) can set up a customized search for you of properties listed on the MLS. (This is another good way to see what is currently on the market.)

Post: Do I need a sprinkler system for my rental?

Congratulation @Tim Ball on purchasing your first rental. Have you considered installing soaker hoses instead of a sprinkler system? If used properly these will protect the foundation at a fraction of the cost of a sprinkler system and will use much less water.

  • You might want to consider setting up keyword searches for topics that are of interest to you.

For other real estate investment information check out the "Education" tab above. The podcasts and guides are extremely useful. In particular, take a look at the "Ultimate Beginner's Guide."

Post: Newer house with foundation problem

I am not surprised that you found a newer home in the DFW Metroplex with foundation issues. Even though the home has a sprinkler system some homeowners do not use it properly to reduce foundation problems.

If you are serious about this house have a structural engineer inspect it. Use an engineer that is independent of a foundation company.

There is lots of useful information on this site. Look at the "Education" tab above for podcasts, guides, and webinars. You might also try setting up keyword searches on topics that interest you or areas where you might want to invest.

My focus is Collin County and northern Dallas County. There are a bunch of real estate investor groups in this area that might be beneficial to you from both the educational and networking perspectives. I routinely attend the North Texas Association of Real Estate Investors (www.ntarei.com) monthly meetings and take some of their classes. I understand that there is also a group in Arlington (Arlington Real Estate Association of Investors). This might be a little closer to home, but I do not know the quality of their program. In either case you will be able to meet local investors and vendors that can help you understand the local markets.

Getting more education on investing before starting out is always a good choice. This is a great place to accomplish this goal. Please check out the items under the "Education" tab above. In particular take advantage of the Ultimate Beginner's Guide. J. Scott's book "The Book on Flipping Houses" is a good place to start to learn about flipping.

@Dawn Oishi has lots of good advice on becoming a real estate agent. In addition to her comments I recommend reading the following:

These will all give you some perspective on what you need to know to be successful as an agent. Also talk to some brokers about their cost structures and expectations. FYI - some brokers don't want you to work for them part time.

Regarding flipping in North Texas I would say that it is possible, but fairly difficult to make a reasonable profit in the current local market. Do you know how you are going to source properties? Do you have a team to help you with the project - real estate agents, wholesalers, general contractor, property inspector, lender, etc.?
