Justin,
I live on the west coast and own some single family homes. My investment sytle is I do not use any of my money. I use private money. So my west coast properties pay for them selfs but dont make the 200 to 300 dollars per door I want. After joining this site and reading the forum and all the old articles, I have restructed my style and have been investing on the east side of this great country. where I have been getting the 200 to 300 per door I want.

I found that place right here. Most investors are not going to tell you exactly where they are buying. Each has a sweet spot they like to invest, I read the forum and started taking note from all the forums and blogs and narrowed down an area that I liked and fit my style . I did research on the area. Spoke to a lot of realtors in the area and found one that was investor friendly. I start investing and have sold off some of my west coast property to reinvest to the east Hope this helps Good Luck

Speaking for some of the newbies to this site here. I love this site and have told everyone I know about it. I have learned more then I can tell you from it. and I have been investing for a while. It took me three months before I signed in for the first time. Here's why

There are a lot of big players on this site with mass amounts of knowledge and we all know our $0.02 is welcome and accepted.
However knowing the level of talent on this site it can still be hard to sign in because nobody wants to look stupid.

I, myself have anwsered some threads and compared my thoughts to some of the others peoples comments and felt " Why did I bother' they know more than I do.

We know we are welcome. It just takes some people more time to get used to the idea that even if we feel uncomfortable with writing in our thoughts are still welcome.

And That's my $0.02 Thanks

I started with an good agent that know the area I was working to help me learn the Comps.
She introduced me to my first CPA
Then I met my first Private lender.
Next came a good Lawyer, Then my prefered escrow officer as you know you don't always get to work with them.
Lastly I just hired my first property managment Company for our out of state properties.
I feel I still have a long way to go But they have made my journey so much easier. Everybody needs a good team.

I 've done the same in the past let them in early by a few days is better than the house stay empty and possilbe be broke into. and as Jean said make sure all utilities are in their names

My best luck has been Google search, Real Estate Property Management, City State or Yellow pages real estate property management city state. Thats how I found mine Good Luck

If your looking for help on marketing your deal then you need to give more details. Let us know the numbers then everyone one can tell you what they think is right or wrong with the deal. Most common answer is If it a good deal which means numbers are right they sell.
I'm not a wholesaler but I do flip houses.
When I look at a deal, I have the risk. I have to hold , fix and sell the house So I need to make a profit. So your wholesale deal needs to be 60% at least to ARV
Flippers have Holding costs, sales costs, utilites cost, Money costs and Profit margin this adds up to roughly 30% to 35% off the top. Now add in repair costs
Plus read all past posts on wholesaling great info there.

As you can tell from the repomses color is a personal choice But notice the common theme all the colors/most are neutrel/earth tones
with a semi-gloss white trim I follow with Behr white ceiling paint. Nothing better for eye candy than a three color interior Most buyers wont even realize why they feel so comfortable in the home.

If you want to take it one step furthur add an accent wall in living room. I bulit two spec homes side by side Painted the same except one had accent wall. Every one thought the house with accent wall felt homey/comfy and it sold first
