A old investor friend of mine-who had rentels in the tough areas says a quick cheap test is: On your next walk thru, to cut a potatoe in half and rub it on the wall if it turns purple you have meth in your house. and then tell the tenants bye bye

Most, if not all the info they are selling can be found right here with this group of investors. Try reading the older articles and you will be surpised on what you learn. I have been to some of those seminars 6 hours of real information and 2 and a half days of sells pitch. Watch your wallet

Welcome Edward, To anwser your question about bandit signs, make your own signs get the materail from Staples, Office Depot, or Walmart cost a few bucks per sign Saves time and money. Good luck

You hear investors talk about REO's because investing in real estate is a business and REO's are banks, who work with numbers, They dont care if grandma lived there for 50 years or Uncle joe grow up there. It's a numbers game there is no emotions when dealing with banks, it either penicls or it does'nt, Remember you make your money when you buy.

Your tenants will only be as good as your units, If you want good tenants, Spend some money, you will reap the reward in the long run. As far as new cabinets vs redo old. Yes older cabinets are better bulid but new cabinets add better storage and use of space not to mention eye candy for better rents Besides thats what security deposit are for.

First I'll say I'm not a Wholesaler. IMO, If I'm calling on a "We buy Houses" sign I have a problem and looking for a answer. If I get a voicemail I might leave a message. But I wouldn't sent in my info. I would call the next "We buy Hoouses" Sign looking to talk to a person. The faster you talk to them the faster you get the house under contract. Thats my $ 0.02 Thanks

My two cents worth is Just keep your card simple but professional, Too many people try to say it all on one card. It becomes to cluttered, busy. My card has Basic info, Name, Number and Website. That why I can tell them t check out my site for more information. Lastly back side of my card read " Ask about Referrel Fee" More important then cards Just network Let everyone know what you do

There are so many different ways you can get started. This web site is the best place to start. You can start by reading the old Blogs and articles. There is some real talent in this group.
You need to decide what you want to invest in and head that direction. but learn to crawl before you run.
If you want to buy and hold you need to decide what is your magic number per door/ROI is.
I am by no means an expert but I've been flipping and buying SFH's with no money out of my pockets for over 10 years. All my projects/properties have been funded by Private Money. The secret to private money is it has to be a win/win for all involved.
As long as you do your homework and protect your investors money and make them money they will stay. So make sure you protect Mom (with good LTV/Numbers and know your exit ? And get sarted and have fun

Tom A. - In reponse to you comments. Investing out of my area for rentals is by far a better return on my dollar, than holding locally. I can get 3 to 1 better return out of area. As far as flip projects we took a hit in the crash but nothing like back East, Vegas, Phoenix etc. there are some local deals but its a feedin frenzy banks are waiting up to 2 weeks to look at offers. People are over paying. I dont want to buy a job. so rather than sitting around waiting I been looking at other options. Plus I use private funding and if I dont spend my investor money I will lose it.

Will B. - As far as building better systems, your right, thats why I ask you guys for your thoughts I'm always open to a better or new way to improve.
