As @Mike Osterman just said banks will consider this a cash sale. I do them all the time, Hard money lender usually want 35/65 split, private lender might be willing to do a 25/75 split. Private money is cheaper than Hard money. Thats my $.02 Good luck

Private lending can be done easily with out using a broker, However that said there are Sec Rules. Must have relationship with them/ know them etc. check out this web site past articles on this subject. They are very helpful
Make sure when you do these loans you use a title company/lawyer to make sure all t's are crossed etc. and get it recorded to protect yourself.
I've been involved in many of these loans make sure everything is written down and notes and deeds are recorded.
This is just my opinion and past expereince. Good Luck

You have received some great points and info. here. Bottom line is your investing. A 2 hour drive is short, you could do that after work if you had to. Spent the two drive time get to know where you are investing. That said theres nothing wrong with putting in offers sight unseen if your Agent has walked the property and thinks it worth going for. If you can't trust your Agent to be your eyes then you have the wrong Agent. Besides thats what Due Diligence is for.
I too invest out of area, I live west coast, invest east coast because I get three times the return. I have a great agent and good team of subs, handymans, etc. I still jump on a plane to get to know the area and see the properties I'm purchasing.
You are reposible for the properties and Tenants in them. It's your pocketbook

How long it takes to paint a room depends on the person painting, The quality of paint jobwanted and time for paint to set between colors/coats. You should be able to do a good paint job in a day with touch up next morning with fresh eyes Good Luck

It sounds like you have had this leak for a while. As stated by Jon Holdman drywall is cheap and easy to fix. Open up your ceiling ( Careful dont pull the whole thing down) to the floor joist on either side of leak it will make a opening about 16 inches wide that will allow you to see the drain and piping. And it will allow air to dry out whatever is wet. Then you can make a decision on how to proceed from there Good luck
