Before you give up on the deal do what @Steve Babiak suggested call the city first then if it bad news,If you have a Due Diligence period you should be able to walk away Good Luck

My $0.02. Tthe reason is any good agent knows, it not just about todays deal. It's about the next two or three deals she does with you. She knows at if she does her job right you will keep coming back. Remember if you help enough peaple get what they want, You will get what you want, and the money will always follow

As stated by Brian Hoyt Knowing comes from experience. In my area most common is floor tile and fiber ceiling tiles. Research the internet talk to other investors / flippers in your area. You to will quicker learn what to look for.
Just for you informaion I had a 1925 house i was rehabbing tested. They took over 50 samples. Just one hit on a section of floor tile three layers down. 8ft x 8ft section cost us 2k to have removed.
Do yourself a financial favor, If it a small areas remove yourself. Put in a sealed black trash bag and dispose of. Just be safe and always use a mask (not a cheap one) Your health is worth it. Good Luck

I'm not a Banker or Mortage Broker But what they want is for you to show a track a history of loan payments and a mature loan, If you have been paying the payment with a check for over 12 months, you can bring in copies of the cancelled checks, which will show history and maturity of the private loan. It won't be easy but it's a starting point. When ever possilbe always use a neutral third party this is just one of the reasons why. Good luck
