Hi @Lara Nicole, have you consider outside of Portland proper? Like Beaverton, Hillsboro, Tigard etc? Those places are really nice and booming.

B/C  I don't own any rentals in Portland so dont follow rental policy other than the big issues I read about.. I have done some flips in Portland and built  few new constructions.. the Juice is simply not worth the squeeze.  They are horrid for the small developer. the city that can / cannot in my mind..   I have litteraly built 20 plus homes in Canby in quicker than I have gotten two building permits through PDX and I still dont have them been over a year. 

 Thats why flipping in Portland is hard now. I like to do the flips the right way with all the permits, but when it takes 2 months just for the city to review your plans... it is not really worth it. I am seeing some flips showing up with no permits...

My new personal favorite is Beaverton. I think the city is very pro business and it is booming! It is close to Portland, but far enough from all the craziness. Not sure if it is suitable for retirement, but I would buy rentals there all day long IF they are not selling for crazy prices now.

@Tyler Baltus @Benjamin Kirkpatrick I am an investor in Portland Oregon, lets connect! Its true Portland is expensive, but still cheaper than most major west coast cities. Cash flowing properties are still doable, just have to look alot harder than some other markets (ex, off markets deals). 1% is rare, almost always you need do some value add work to increase the rent to achieve it.

I flips houses, and EVERY SINGLE one of them has rat carcasses either in the crawlspace or attic, and ofcourse their poop.
