@Liwen Gu I got my license through Train Agents, I forgot which package I got. The thing about online training is self discipline, once you started it, just go all in and finish it. I was taking mine with a full time job, 2 kids and lack of discipline, took me almost 1 year to complete. If you drag it out, you will have to keep going back to revise what you read 3 months ago, and you end up doing lots of repeated work.

I recommend Keller Williams, they are not cheap by far, might even be the more expensive one, but they have great trainings and agents there are very willing to help new agents. Good luck!

@Justin Skinner.  Different people has different idea of a dream home. Personally, if I am paying 1.5mil for house, a big part of it will be the exclusivity and privacy, I would not want someone else to live in my basement. However, a finished basement will definitely be a value add and you can market it as a in law suite if you want to sell it in the future.

I would rather buy a 1mil house (you can get some really nice house for 1mil in OR),  and spend the rest of the money on separate rental property. Just my 2 cents, and I do not quite understand your tax situation.

@Curt Davis Transfer to a LLC for some legal protection, and also I want to start doing my real estate business using this LLC. The deal came fast and I have to act on it and the LLC was not setup yet.

Hi @Annie L., since you already jumped in and closed on it... instead of saying you should not do this... I say congrats on taking the first step! :) There is always opportunity, you just have to take a deep breath and see it. Few members here already pointed a few exit strategies for you, such as clean up and try to wholesale it again...should not be hard, just rent a dumpster, hire someone or do it yourself, thrash everything, put a tarp on the roof for temporarily stop the leak. For the full remodeling route, I would find an experienced GC, even J. Scott started his first few projects with a GC, and learn the process. Tell the GC what you want the end result to be (be as details as possible), and he should be able to plan out the work and schedule everything.

Hi All:

I am middle of a rehab, and want to transfer the property from my name to a LLC (I am the sole proprietor). The house is scheduled to be on the market in 3 to 4 weeks time. Is there any downside to do a transfer close to the market date?

I know the buyer's lender will likely ask for more information if the title is not well seasoned (less than 6 months).  But I own the house less than 6 months anyway, so  not sure if the transfer will make a difference for the lender.
