@Steven Denio your best bet will be sod during this time of the year. Re-seeding likely will not work too well now I think. we always do sod for our projects, its a good investment for the instant curb appeal and pretty pictures. I tried re-seeding once or twice, but dealing with the unknown of if it will grow well is not worth the savings (if any).

Hi Khang, welcome and congratulations on taking your first step in real estate investment! :) Seeing you are already doing great, so nothing much to add, just that you are right on hiring a licensed and permitted contractor for critical item such as the gas line. I would suggest doing the same for electrical and plumbing. They are more expensive, but doing so protects your investment and also your tenants (ex.lawsuits if something goes wrong).

Hi Whitney:

KW do have some paid courses, like their BOLD program which is very good. But what I meant by expensive is their commission split, they do take a lot more of your commission compared to some other brokerage. However, I think that is ok when you are just starting out, the training and the support system is worth it. Also, consider joining a team, you will learn even faster and hit the ground running.

Hi Kundan Chand, welcome to BP.  I am have a rental near Orenco Station, near the 53rd ave park. I am lucky to get in early in at 2003 at 230k, it went down to 180k during the crash and now it is up 350k. I refinanced it few years ago, and now it cash flow around $800 a month net. I have been looking ever since, Portland is a tough market for rental, it is mainly an appreciation play. For most properties available on retail market, you will be lucky to get break even. The 1% rule does not really apply here, it is doable but 99.9% are from off market deals and it is still tough.

Hi Chris, I would suggest you get EVERYTHING written down clearly on paper and both sides fully understand the terms and conditions, this is a must between friends or family members. You do not want to ruin a relationship because of some unclear agreements. PM me if you want a referral for a lawyer. Good luck!
