@John De Gennaroyes, 10 year draw down and 20 year repay. It is actually a variable rate, currently it is 2.24% intro rate, then 3.3% after that.

I have been researching different finance options for my rehab projects. Hard money is my obvious last choice due to the high cost. I was thinking just borrowing from family members (maybe at 8 to 10%), no paper work and keeping the money in the family. :) HOWEVER, today Bank of America called me and offered me HELOC at 2.2% for the first year... my eyes just opened, why didn't I think of this? Now, question is.. any downside of using HELOC for rehab projects?

I personally use Jason Mock from Residential West.

He does not charge to get tenants into the house, but charge 10% monthly. Does nto do any unnecessary maintenance.  Basically very hand off and worry free for me. Been using him for 5 years now. Not sure if he service in Vancouver, but no harm checking with him.

@Scott Sewell, I do not do that for a living, but equity, options and futures investments are something I do on top of real estate broker/investment, which is on top of my day time job. :) So just take it as an observation from a noobie. We will see how the crude market perform a year from now... Personally, I sure hope it will rise and stabilize, plunging crude price is not good for anybody, except for my gas gussler. :)

Hi Scott:

While I cannot commend on you investment properties in particular, and also on Alaska economics. But on the commodities trading part, based on technical analysis, we are quite close to the bottom of crude price, maybe one more spike down to complete the whole downturn (maybe ~$22 to 23 range). It should be up for the next half of the year and 2017. Now, I am not sure how much and how fast it will rise, and how it will affect the property market in Alaska. :)
