@Scott Lennon hi! I don’t think there will be a ‘fall out’ in Richmond. Maybe a decline in sales of higher end homes & air B&B’s. I think there will be more ppl looking for more affordable homes & those that might have bought might be renting. The college rental market might suffer if students don’t return. I think Richmond will continue to grow!

@Marianne Lopez-Henthorn my husband and I moved to Richmond a few years ago after spending 10 plus years in the Caribbean (St Croix USVI). As much as we loved the Caribbean we were ready to move back to a bigger city and have our kids experience stateside life. I’m born and raised in NY (1.5 hrs upstate). I went go college in Texas. I love Texas but did not want to move back. Most Texas cities have gotten very crowded with lots of traffic and not enough green spaces unless you live in Austin which is expensive. What I love about Richmond is it has everything major cities have. It’s the capital of Virginia so great school, libraries, parks, roads & more! It’s about 1 hour from the beach, 1 hour from the blue ridge mountains (Appalachian trail) & 1.5 hrs from DC. The traffic isn’t bad, taxes are low and very multicultural! I think it’s a great size city with excellent restaurants! Also the James River runs through the city so great running, walking & biking trails around the river and near downtown with beautiful bridges and trees! It also has 4 seasons but has mild winters. There are also beautiful historic buildings and houses. I am relatively new to real estate investing and think Richmond is a great city to invest in because it’s growing and the cost to buy houses is relatively low compared to other cities. @Matt Carozza if you can house hack that’s a great way to start! Less risky also you can get better lending if you have lived in it. The saying is true that your net worth is your network. Having a good network for deals, referrals for workers, lenders, and just learning as much as you can from others that are successful is so valuable!! You can learn a lot from others at meet ups. I was fortunate enough to know some in the biz that helped me get started. As far as what is the best route for you it’s hard to say with out knowing your situation. I would take on minimum risk when first getting started especially with market uncertainty. Good luck and I look forward to meeting you at a meet up!

@Matt Carozza hi Matt, I would be cautious about taking on an old house if it's your first project. Try to find something newer that needs mostly cosmetic work when first getting started. Also fixing up a house for a family member that doesn't have the money? Hhhhmm... Sounds complicated. I would look for an easy first deal. One that you can maybe live in & work on. Try to talk to as many investors before taking on your first BRRRR or flip especially in this market. Any house over 50yrs old is going to have a lot of plumbing & electrical issues. I also think it's very hard to find good workers.

@Chang Pan get in contact with @Lindy Pond I don’t think the commercial loans are out just yet but she has some refi options that are great! I am BRRRRing in Richmond just using private $ and Fannie/Freddy loans until commercial options are available again.
