@Siva Sivakumar I sold a house in that area about 1yr ago. It was a flip & went fast. It’s a working class area. Houses & rentals newly fixed up under $200k or prices well go fast and for asking. My house was a small 3/1 rancher just off Turner rd. Best of luck! There are some really good Latino restaurants in that area that you should check out if you are in the area!

@Miguel Rodas other REI I have worked with have used Sonny Hughes and like him. I haven't worked with him personally but heard he's knowledgeable

@Baha Acuner I live in Richmond and am a BRRRR investor. Getting deals now is harder then ever. But if were you I would focus on turn key properties. I have a couple turn key duplexes in downtown Richmond that I bought brand new in 2016 & 2017. Not cheap but both are cash flowing positive and need almost no work. I suggest trying to find a good realtor that can help you look for turn key properties. I saw a turn key SFH near my Duplexes on the MLS this week that I think would be a decent investment property (under $200k). I sent to some people I know. I would focus on trying to get good contacts to help you out. Start reaching out to find a good realtor & property manager. If you connect with a property manager they might also know of properties available. I think the BRRRR method is going to be much harder from overseas. Where there is a will there is a way!! Keep at it if you want to do it!

@Ronnie Goode hi! I am a REI in Richmond. I didn't get to read all the other comments. I'm sure others have already said this but I would start with a duplex or house hack. Rent a room to a friend if possible. Duplexes can be hard to find. Wishing you the best of luck!

@Erjia Mao I have found my deals through another investor that I work with that has a HomeVestor franchise and through Wholesalers. I have meet ppl that will wholesale deals at meet ups and word of mouth.

@Erjia Mao hi! I invest in Richmond. I suggest investing in a areas that aren’t far from you if you don’t have a lot of time. I am not sure where you live. If you are new to the area drive the different areas to get a feel for what you like. I manage our rentals (and am a mom) so I like to invest in neighborhoods that are not more then 30mins away, areas that I would feel safe going to at night, also if the house/townhouse is in a good school district it will almost always be rentable if it’s fixed up. Try to find houses that aren’t too old that don’t need a lot of repairs. I suggest going to meet ups when they open back up. To ask around where others invest. I invest in henrico county mostly because I live in henrico. Chesterfield is also a rental able area. West end is expensive so it’s hard to find deals there. Downtown richmond is hard to find deals that aren’t old and need a lot of work. Good look and I look forward to meeting you!

@Robert Lee I live in Richmond and love it! I think it's a great size city that is growing with so many great things to offer. It's the capital of Virginia so it has great infrastructure, parks and schools. I don't know how the Richmond REI market compares to Baltimore. I have spent some time in Baltimore and thought it seemed a little depressed. Maybe it's easier to find deals there? I think it's best to invest in one you are closest to and stick to it. Take things like taxes, schools & jobs into consideration when deciding. Good luck!
