@Tracy Diec I didn’t buy them from a turn key company. I used the term ‘turn key’ because they are brand new duplexes with virtually no Maintainence. I manage myself. They are so rentable that I have had zero vacancy with almost no turn over.

@Justin Hoggatt great points & I agree 💯 %! Afraid to react to every compliant. I also know animals can wreck Havoc so I don’t want my house damaged. So it’s a fine line. Thx I will do my best to get rid of them then let it be her problem if I see no real damage.

Hi, I have a renter that every month finds something new to complain about. This month is a bird in or on the roof that’s keeping her up at night. I have nothing in the lease about this being the landlords responsibility. I have pretty much told her if she not happy to move out. Is it the landlords responsibility to take care of birds nesting on the roof?

@Romi Gaddy hi Welcome! I am a Richmond REI. @Tom Hacku has a lot of great points! The best way to start is to read & listen to as much about REI investing & meet like minded people! Everyone's situation is different with investing so there is no one way! Find what you think might work best for you! BRRRing is great if you can find a deal, find a contractors, & learning to evaluate a deal & calculate rehab costs. A few other pieces. Turn key rentals is a good way to start. I started with that! @Tiffany L. It also depends where the property is located. If it’s in a good area or not. Also how old it is. Newer properties in appreciating areas might be good investments but might not meet the 1% rule. I have some turn key rentals that don’t meet the 1% rule but still cash flow well & are great investments to hold onto because the area is appreciating. Generally with higher class rentals you might not get as good return but you might get less problems & less turn over.

@Tiffany Luu I would agree with @amyh that’s a lot to spend for a rental with that income. You can also do quick math with the 1% rule. This rule of thumb states that the monthly rent should be equal to or greater than one percent of the total purchase price of an investment property. Sometimes it can still make sense if it’s in an area that is appreciating greatly. If you are still about to pay all the bills and have money for possible repairs & turn over. Best of luck!
