@Adam Martin thanks for responding. M2M is a good idea. I didn’t think of that. They were ready to pay me & sign today. I was just stalling because I wasn’t sure if I should move forward. The husband is a machinist and he lost the tips of his fingers. They tried sowing them on but might have to have one amputated she said. Not sure if he can still do his job or the amount of time for recovery. I will talk to her tmrw to see if she can get me something in writing from workers comp. I just figured since it just happened it was probably unlikely. I spoke to their current landlord and they are good renters but they want to list the house for sale.

I recently accepted an application for renters moving in, end of this month. They have not signed the lease or paid the deposit yet. That was supposed to happen by the end of this week but I have not sent them the lease yet because I am having second thoughts about renting to them after the husband had an accident this week at work. Together they met my rental requirements. She informed me Wednesday that her husband went to the hospital because he had an accident at work. I was supposed to send her the lease to sign yesterday and she was planning to send me the deposit by today. She informed me today that her husband will be on workers comp & they still want to move in as soon as possible because they have to be out of their place. They plan to have family help them move. But with his accident now I have concerns about accepting them as renters and moving forward with signing the lease. He is the main earner & now their main income source is workers comp. I haven’t asked her any questions yet. I am not sure if I can ask or if he will know when is he going back to work? How much is workers comp is paying? How long is workers comp paying? Will he get paid the same amount? As a landlord should I just tell them I am just going to go with another applicant? To avoid any potential problems. They are a nice hard working family. I told her I didn’t send her the lease to sign yet because I knew she had ‘a lot on her plate.’

What would you do? I tried calling my lawyer but he was too busy to respond. I don’t think I can stall any more. They are ready to sign the lease and pay deposit,

@Amy Sanfratella finding deals is the hardest part! If you have any deals you don’t want let me know! I’m always looking! All I do is buy & hold. Mostly BRRRing but hopefully starting to build soon! I sold a couple properties a couple years back but wish I held them! If you want to self manage try to find properties near you. I had an out of state property before moving to Richmond & had to pay to a property manager which ate up a lot if my profits. Best of luck!!

@Amy Sanfratella Richmond is a great place to invest. Not sure your strategy or budget for buying. But buying in petersburg VA is popular because of the low cost to buy. I don't own any properties there. I think with lower cost rentals you can have a lot more problems. I try to find SFH that need work in decent neighborhoods or up & coming areas. I try not to buy in Richmond city. Higher taxes & permitting is more difficult for rehabs. I like the surrounding counties. I rehab & manage my properties. So I like them as close to me as possible. I happen to live in Henrico. So it's way easier to check on & manage properties that are close (they are all less then 30 mins away). Everyone's investing criteria is different. Best of luck!

@Carrie Hatcher I second @Amy H. My husband & I have several rentals in Richmond & use Pilc & Mosley. We have been happy with their REI accounting knowledge. Best of luck!
