@Devin Wathen I did a quick search because I am always curious about REI. I didn't find many multi families but the downtown area has some charming historic homes. The only one I could find that was a multifamily was this...

Not sure what rents are in that area or if that’s priced high for the rental market. But maybe @William Segal needs to chat with you or realtir in that area to get a better idea.

@William Segal I live in Richmond & invest in Richmond. But all the investors I met that invest there only have great things to say. I would search up Zillow for multi families. I know the taxes real estate taxes are way lower in Fredriksted then Baltimore. $2.248 per $100 in Balt & $0.85 per $100 in fredriksburg. Message the other investor that lives there. I have spent some time in Baltimore. Some areas are still kind of rough. But the downtown area has really been developed. I am sure the crime rate is probably less on a small town like Fredericksburg. Google info on town. Maybe go there and see if you like the vibe.

@Devin Wathen that’s what I have heard! My sister wants to move to richmond from NYC. As much as I want her to move here. I have told her to look there because I heard it’s not a bad commute & way more affordable!

@William Segal congrats on graduating & getting your first job! Sounds like you have lots of great insight at a young age into real estate & are on the right track! I live in Glen Allen. My neighbor makes the commute to DC. He leaves early and comes back early. Now he’s working from home & loves not commuting. But I would look into Fredericksburg. It’s a small up and coming town halfway between. I have heard a lot of people talk about investing there & know is getting developed do lots of room for growth. It’s also way more adorable. I think you can easily take the train in from there or possibly make the drive in half the time. It also depends where you will be working in DC!! Where ever you end up look for a meet up even if it’s online until Covid blows over. Best of luck!!

@Matthew Maggy I manage my own properties but if I was going to use a company in Richmond I would consider working with @Stephen Glover I have met him at several meet ups (when we used to all meet). He seemed to be a hard worker and know the industry well. I agree with the other person he seems very forth coming with answering questions & how he manages properties. I also think renters prefer dealing more with a smaller management company where they get a personal touch instead of a big company where they are just another number.

@Cameron Outlaw hi I am a richmond buy & hold investor. I like properties in the richmond area but not necessarily in the city limits I like the surrounding neighborhoods. Ideally in decent school districts in Henrico, Hanover, & Chesterfield county. I like to find houses less then $200k, that are built after 1960 or 70. I will PM you my contact info. @Scott Lennon maybe a small wave of foreclosures but I think they will be picked up quick. There is just too much demand here.
